West Seattle development: Signs of life at 35th/Avalon

First, signs went up offering the forthcoming commercial space for lease. Now, scaffolding’s up on the east side of the stalled 35th/Avalon building, four months after news that it had been purchased by an area company, after being caught up in the Mastro Properties problems. The leasing is being handled by InCitySpace, described in the listing as “2415 (square feet of) retail/office space in shell condition awaiting strong tenant for build-out contribution by landlord,” $28 per square foot, potentially divisible into two 1,200-sf spaces. We have an inquiry out to ask about estimated completion and whether anybody’s signed on yet. (Thanks to everyone who sent tips about both the leasing sign and scaffolding sightings!)

    Good luck getting $28/sf…that’s more expensive than a finished retail space in the Junction!

    the way i read this, the landlord will be giving $28/sf for buildout, is that correct WSB? or is that per sq foot the actual rent after build-out? i agree that for this location that is too high, although pretty much in line with other new construction spaces. you cannot really compare to older buildings in the junction, as that is a totally different product type that will of course be cheaper…

    It’s a beautiful building – really enhances the neighborhood! We need much much more of this tasteful paean to the highest and best use of land!

    The way I read it, $28/sq. ft. for build-out refers to tenant improvements that the landlord will pay to convert unfinished space into finished office/retail area.

    Thanks Admiral J, that is what I thought too. That isn’t a bad package for build-out. I for one am happy to see this building finished. Anything is better than what it has been for the last year.

    Beautiful??! Ha! Do you really think the people in the neighborhood or even next door enjoy looking at this dump everyday? It’s a solid concrete wall next to that house! Beautiful…far from it. AND the people visiting for renovations are the rudest and most fowl mouthed people. Ugh, don’t get me started.

    alki mama, i’m guessing incityspace would be *very* interested in hearing about their subcontractors’ behavior. they don’t want liabilities at this point.

    Maybe they’re just speaking Pigeon English about flocking over to KFC for the lunch break. Or they just don’t give a hoot. Either way it must’ve caused quite a flap.
